Sunlight House Achieves BREEAM Excellent Rating
22 June 2026Sunlight House leads the way in sustainable office development with BREEAM Excellent rating.
Sunlight House, landmark Manchester building, which recently underwent a £35m restoration, has announced that it has achieved a BREEAM (Building Research Establishment Environmental Assessment Method) Excellent rating. This is the first time a refurbishment of this magnitude has been completed since the building was completed in 1932.
The refurbishment delivered has brought the Grade II Listed site up to a gold ESG standard whilst preserving the character and heritage delivered by the original architect almost 100 years ago.
To ensure a sustainable refurbishment project and to protect the integrity of the listed building while achieving BREEAM Excellent, the building’s owners, Karrev, ensured all aspects of Sunlight House met the required standards, bringing high sustainability performance to a Grade II listed building and securing an EPC B Rating.
Throughout the retrofit, Sunlight House has saved over 200,000 sq ft of new construction whilst delivering modern workspace that operates with a net-zero carbon footprint, showcasing the project’s dedication to sustainability and a greener future.
To bolster the building’s sustainability credentials, Sunlight House has also been fitted with a range of green features, including PV panels installed into the LL system to help reduce power consumption, natural ventilation, retained natural parquet flooring and the reuse of raised access floors to minimise the building’s carbon footprint.

Sunlight House offers a variety of Grade A office spaces from full floor offices of around 14,000 sq ft to fitted and furnished private suites ranging from 1,200 to 4,000 sq ft. Later this year, the building will also welcome hospitality and leisure tenants, Joe and the Juice and Pins Social Club.
